I was approached by a group of private investors who, looking to expand beyond Dubai, wanted to generate capital from other emerging destinations in the United Arab Emirates with high growth potential. Their attention turned to Ras Al Khaimah—a market that is rapidly gaining international recognition thanks to its coastal developments and upcoming large-scale tourism projects.
Their goal was clear: to acquire premium waterfront properties in a project with strong design credentials, limited supply, and long-term appreciation potential—before the area reaches peak investor demand.
THE STRATEGIC APPROACH
Based on my early insight into opportunities available before projects are launched (off-plan), I identified the Costa Mare— Ellington Properties’ sophisticated waterfront development, known for its design-focused approach and high-quality construction. The project stood out for its boutique character, prime beachfront location, and appeal to end-users and the premium rental market.
Instead of reactively searching for apartments one by one, I an acquisition strategy spanning multiple units I structured the deal by bringing together multiple investors in a single transaction. This allowed me to negotiate directly with the developer, and discounted pricing and priority access secure the most sought-after properties in the project.
The units were selected with a clear investor’s perspective in mind—focusing on floor plans, views, and locations that guarantee both lifestyle value and strong future liquidity.
THE SOLUTION AND THE RESULT
Through direct negotiations and early-stage access, I successfully secured 5 premium units in the Costa Mare project; all within the framework of a structured agreement that maximized value for the investor group.
By entering the market before our broader market launch, customers have been able to entry prices below market price and were able to enjoy the benefits of priority inventory selection, thereby positioning themselves ahead of the demand curve. As interest in Ras Al Khaimah continues to accelerate—driven by infrastructure developments and global attention—the investment already shows strong growth potential.
