I was approached by a group of private investors looking to expand beyond Dubai and capitalize on emerging high-growth destinations within the UAE. Their attention was drawn to Ras Al Khaimah—a market rapidly gaining international recognition due to its beachfront developments and upcoming large-scale tourism projects.

Their objective was clear: to secure premium waterfront residences in a project with strong design credentials, limited supply, and long-term appreciation potential—before the area reaches peak investor demand.

By gaining early insight into off-plan opportunities, I identified Costa Mare, a sophisticated beachfront development by Ellington Properties, known for its design-led approach and high-quality finishes. Rather than reactively sourcing individual units, I structured a multi-unit acquisition strategy, bringing together several investors in a single transaction. This allowed me to negotiate directly with the developer to secure preferential pricing and priority access to the most desirable units in the project.

Unit selection was carried out with a clear investment focus—emphasizing layouts, views, and positioning that would provide both lifestyle value and strong future liquidity.

The Solution & Results

Through direct negotiation and early-stage access, I successfully secured 5 premium units in Costa Mare, all of which were acquired under a structured agreement that maximized value for the investor group.

By entering the market ahead of the broader market, the clients benefited from below-market entry pricing and first-choice inventory, positioning them ahead of the demand curve. As interest in Ras Al Khaimah continues to grow rapidly, driven by infrastructure development and global attention, the investment already shows strong upside potential.
